Habitat for Humanity Seeks to Add Lots on Conrad Ave

Yakima Valley Partners Habitat for Humanity has applied to subdivide a single parcel at 1501 Conrad Ave into five lots, according to a state environmental review filing issued April 21. The application, submitted by representative Nestor Gonzalez, seeks a preliminary long plat in the Single-Family Residential (R-1) zoning district.

The City of Yakima is the lead agency for the environmental review under the State Environmental Policy Act. The filing is classified as an Optional Determination of Non-Significance, meaning city officials have tentatively concluded the project is unlikely to cause significant environmental impacts.

The site has been the subject of prior subdivision activity. In 2022, a six-lot short plat was approved at the same address. Under that approval's conditions, any further subdivision within five years requires a long plat β€” which is what Habitat for Humanity is now pursuing.

Public comments on the environmental review are due by May 5. Residents can view the full record at the Washington State Ecology SEPA database under filing number 202601654.
