Habitat for Humanity Plans 5-Lot Subdivision on Conrad Ave

Yakima Valley Partners Habitat for Humanity has applied to subdivide a property at 1501 Conrad Ave into five lots, according to a State Environmental Policy Act filing issued April 21 by the City of Yakima. The applicant is listed as Nestor Gonzalez on behalf of the organization.

The project, called Plat of the Vine, would create five lots within the city's Single-Family Residential (R-1) zoning district. The filing is classified as a preliminary long plat, which is required for subdivisions of this scale.

The site has a recent development history. In 2022, the city approved a final short plat β€” SEPA case FSP#004-22 β€” that divided the same parcel into six lots. Under Washington state rules, any further subdivision of that site within five years of that approval requires a long plat review, which is the process now underway.

Public comments on the environmental review are due by May 5. Residents can view the full record on the Washington State Department of Ecology's SEPA database under case number 202601654.
